Future City – a piece developed in the less attractive but rising district of Eilbek in Hamburg. The city’s current urban development policy also specifically emphasizes high-quality redensification in existing buildings. The new construction of a commercial building in Eilbek, a district characterized by tissue settlements and the mixing of work and living, is part of this context. It was built on the rear part of the property at Wandsbeker Chaussee 66 in place of a warehouse building surrounded on three sides.
The functions of the commercial building are distributed over 2 normal floors, a basement and a staggered floor. In negotiations with the responsible building authority, the permissible overbuilding for the location was far exceeded. The basement houses a seminar room for staff training sessions, which opens onto a Mediterranean-style inner courtyard via a completely retractable façade, thus maintaining the quality of the rooms on a normal floor. The ground and upper floors are functionally filled with office space. The management was housed on the staggered floor with a connection to the roof terrace, which is accessible to all employees. Simple forms, reduced to the functional, restrained in the formulation are the almost mandatory stylistic means for this price-optimized building with a very narrow budget. Nevertheless, the quality and pure impression of the building comes from the clear, recurring juxtaposition of a few series constructions, which are given life by the still effective contrast of black and white.
